Gonio Yachts & Marina is a planned 200-260-hectare waterfront development in Gonio, on Georgia's Black Sea coast south of Batumi, by Eagle Hills Georgia — a joint venture between Abu Dhabi-based Eagle Hills Properties (founded by Mohamed Alabbar) and the Georgian state, which holds a 33% stake. The masterplan, designed with Spectrum Architecture, centers on a 180-berth marina and yacht club and includes over 9,300 apartments, 150 villas, 110 townhouses, two five-star hotels, approximately 800 serviced apartments, retail promenades, a 600-meter sandy beach, and an ~80-hectare preserved forest area. Together with Tbilisi Waterfront, it forms a stated investment program exceeding USD 6.5 billion. As of July 2026 the project is in a registration-of-interest phase, with official sales not yet launched.

Have sales started?
As of July 2026, official sales have not launched. The developer is accepting registrations of interest via eaglehillsgeorgia.com. Prior Eagle Hills Georgia releases (Tbilisi Waterfront) sold out within one day of each phase launch in February, May, and June 2026.
Who is the developer?
Eagle Hills Georgia, part of Abu Dhabi-based Eagle Hills Properties founded by Mohamed Alabbar (founder of Emaar Properties). The Georgian state holds a 33% stake in the joint venture, which received ~260 ha of state land in Gonio. The company's international portfolio includes Belgrade Waterfront (Serbia) and Marassi Al Bahrain.
When will homes be delivered?
The project is phased; published estimates indicate first phases in 2028-2029, with the full masterplan built out in stages thereafter. Official phase-level handover dates will be confirmed at sales launch.
Does a purchase qualify for Georgian residency?
Georgia's investment-residency threshold is USD 150,000 in real estate (by appraisal) as of March 2026; projected entry prices from ~USD 203,000 would exceed that threshold, subject to appraisal at purchase.
What payment terms are expected?
Gonio terms are not yet published. The developer's Tbilisi Waterfront project offered 20% on booking, 20% during construction, and 60% on handover; Gonio's official plan will be announced at launch.
