Eagle Hills Georgia is the Georgian arm of Eagle Hills, the Abu Dhabi-based private real estate developer founded in 2014 and chaired by Mohamed Alabbar. The parent group develops large-scale, master-planned urban and waterfront destinations across more than ten countries, including Belgrade Waterfront in Serbia and Marassi in Egypt. In 2025, Eagle Hills and Georgia's Ministry of Economy and Sustainable Development signed a term sheet covering a planned USD 6.5 billion investment in two master-planned destinations: Tbilisi Waterfront in the capital and Gonio Yachts & Marina on the Black Sea coast south of Batumi. Gonio Yachts & Marina, master-planned across roughly 200 hectares in the Gonio-Kvariati district, is designed around a 180-berth marina and yacht club, a 600-metre sandy beach, two five-star hotels, and a residential mix of apartments, townhouses, and villas. The company operates a presentation centre in Tbilisi showcasing both masterplans.
